The Poplar Pointe is a modern, open concept, slab on grade bungalow with a focus on functionality. The modern design embraces industrial materials such as steel, concrete and architectural glass. The exterior of the house focuses on minimalism with black EIFS Acrylic stucco, wood grained random plank siding, intentional placement of privacy screens and large expanses of glass to embrace the landscape. The clean lines and simple rectangular shape of the home lends to the sleek design. The front entry welcomes guests with a massive 44” door with a backlit recessed door pull. The wood grained soffit leads you from the exterior of the house, through the foyer and out to the rear of the house. The floor to ceiling windows offer views from every room in the house. Two large 13’ sliding doors offer unrestricted access from the kitchen to the outdoor living space and offer indoor outdoor living at its best.
The main floor open concept design features 9’ ceilings with floor to ceiling windows. This sustainable design includes triple pane thermal aluminum windows, insulated structural panels, spray foam under slab and ceiling, and sloped EPS roof package topped with a seamless waterproof membrane that is fully protected from the elements, all for maximum efficiency and comfort. The main heating source in this house is supplied through in slab heat. All the interior doors are 8’ tall with a finished header to provide the illusion of a 9’ door. The interior of the house has a simple color palette with white walls, black doors and cream finished polished concrete floors and is complemented with linear stacked brick surrounding both of the fireplaces and slatted oak walls . Custom natural white oak cabinets and polished porcelain countertops are installed throughout the home, while the floor plan is designed into three main spaces, the master wing, the entertainment area and the guest wing.
The master wing is an impressive part of the design which includes the master bedroom, en-suite and custom walk-in closet. This is mindfully designed to offer comfort and function with a spa-like feel. The master bedroom features a built in custom floating bed and headboard along with side tables.
A 74” electric fireplace cladded with brick, along with a 36” glass door to access the covered deck. The walk-in closet is a combination of open and closed storage along with a makeup station. The door to the walk in closet is a sliding slat door that compliments the slatted wall in the living room area.
The en-suite is designed for the bold, with floor to ceiling windows along the entire bathroom wall, a freestanding bathtub, floating vanity and wall mounted toilet. A slatted privacy wall on the exterior of the house is intentionally placed in front of the shower to provide privacy.
The entertainment area consists of the kitchen, living and dining room, as well as a powder room. The kitchen features wide oak cabinets, cabinet front appliances and a hidden spice storage and coffee station. A 10’ island with a waterfall edge is the centre of the kitchen with book matched porcelain slab countertops and backsplash. A pantry with a beverage fridge and shelving is hidden behind a custom cladded wall with a concealed pivot door. 26’ of expansive floor to ceiling patio doors cover 26’ of the kitchen for a truly indoor outdoor feel.
The living room consists of a 100” electric fireplace with brick cladding and a custom built slatted wall between the living and dining room spaces. The powder room has a custom made integrated porcelain sink and natural grass cloth wall paper.
The guest wing consists of 2 bedrooms each with built in closets and workstations and a J+J bathroom, a laundry room, storage and pet prep room, as well as a mechanical room.
The attached garage has room for 3 vehicles and a dog wash station.
Special features include a slatted wall between living and dining, a slatted sliding WIC door, a built-in floating bed, headboard and nightstands, custom built 28’ metal blind valance, a cat food storage and litter box, flush baseboards and a curved wall.
